駅前周辺不動産の将来図 Some thoughts on the prospect of real estate within the surrounding of terminal station

世の中の変化(シェアリングエコノミー、クラウド技術、IoT等)から、街並みの変化に思いを巡らせてみました。特に経済活動に影響が大きい駅前周辺の不動産に絞って考察してみます。

これまで、駅前周辺は、人々が行き交う場所として、情報交換の場所として使われてきました。しかしながら、情報交換はネットワーク上で処理される方向に進んでいます。その結果、いずれ単純な情報交換を地価の高い駅前で行うことは経済的でなくなってくると予想します。

というところで、駅前不動産の将来予想を考えるとこんな感じでしょうか?
(新宿駅、渋谷駅等のターミナルステーションをイメージしています)

●情報交換所となっており、減少すると思われる不動産
 銀行、不動産仲介店、証券会社、旅行代理店、本屋、CD屋、レンタルビデオ屋等

●情報交換所ではなく、物理的なサービス提供があり、増加すると思われる不動産
 ホテル、飲食店、住居、娯楽施設等

銀行や不動産仲介店なんかが減っていくと街並みが一変しますね。

ちなみにここまで考えて自分のポートフォリオを見たところ、随分前に買った京阪神ビルディングが気になりました。同社は住友系の不動産賃貸業者で、優良物件をたくさんもっており、中でも売上が安定しているJRAの場外馬券場(売上4分の1を占める)の所有が魅力的でした。ただ、今回の考察で場外馬券場は厳しいなと考え直しました。馬券はネットでも販売しており、JRAも先のことを考えると高額な賃料を払って、駅前で馬券を売る理由がありません。ということで、株はすぐに売却しました。ブレインストーミングもたまには役立つものです。

蛇足ついでに、貸しテナント会社TKPのビジネスモデルは時代に合いそうですね。バリュエーション的に深堀するモチベーションが上がりませんが・・。

I have reflected how new technology and innovation (e.g., sharing economy, cloud computing and internet of things etc.) would change the city-space. In this post, I will especially focus on real real estate within the surrounding of terminal station which has large impact on our economy. 

The space surrounding station has historically been used for the place to trade information. However, trading information has got taking place on the cyber-space
 more and more.  As a result, I assume that it is getting not economical  to pay high rent just to trade information near the station.

Considering the change mentioned above, here is the prospect of real estate within the surrounding of terminal station.

The real estate which will diminish its number: the place to trade information
bank, real estate agency,travel agency, book store, etc.
The real estate which will increase its number: the place to provide experience and tangible goods
hotel, restaurant, residence, recreational facilities, etc.

Imagine that the former facilities are replaced by the latter facilities; that will be a lot of change; the hotel in Shinjuku-ward that I pass by everyday is overflowing with foreign tourists and I see there is more demand for those hotels than banks and real estate agencies.

読書感想 Book Report: Thinking, Fast and Slow

ダニエル・カーネマンの「Thinking, Fast and slow」を読みました。

ダニエル・カーネマンはノーベル経済学賞を2002年に受賞した心理学者で、投資家の間ではプロスペクト理論を考えた人物として、ご存知の方もいらっしゃるかもしれません。本書では、人間の思考回路を、システム1・システム2に分けて考えることで、人間の意思決定メカニズムを分析しています。システム1は自動的、無意識的、反射的な思考。システム2は意図的、意識的、分析的な思考です。運転で言うと高速道路で運転している際はシステム1の思考で、交通量の多い道路で目的地を探しながら運転しているような状態がシステム2の思考というところでしょうか。

投資家的な発想で考えてみます。
システム1的な発想の例
①新しい電池技術が注目されている。電池技術の革新は電気自動車の普及を促進する。
②A社は電池技術関連銘柄だ。
③A社を買うべきである

システム2的な発想の例
①新しい電池技術が注目されている。電池技術の革新は電気自動車の普及を促進する。
②A社は電池技術関連業種だ。
 →電池事業の売上に占める割合?
 →同業他社に比べて競争優位性は?
③A社を買うべきである or 買うべきでない

という感じです。
システム1は人間の祖先が何百万年もの間に生存のために身につけたもので、現代社会では非合理的であっても、多くの局面で人間の意志決定メカニズムを支配しています。反射的に結論を急ぐシステム1を制御しながら、システム2による意識的思考を行うことで、投資判断の質が向上できると考えます。

本書には、その他にも、認知や記憶の歪みのメカニズム等についても深い考察があり、非常に興味深かったです(歪んだ認知・記憶が意思決定の材料になっていることが、非合理的な意思決定の原因になっている)。これに関しては、認知・記憶の歪みに気づくことは困難なので、ダイアリーをつけたり、感情ではなく数字や事実を判断材料にすること等が、対策となると思います。

I have just finished reading "Thinking, fast and slow" written by Daniel Kahneman.

Daniel Kahneman is a psychologist who received a novel prize in Economics in 2002. He is also famous for his "Prospect Theory" among investors. In this book, he analyzes our decision-making mechanism by categorizing our thinking process into two kinds of system; System 1 and System 2. System 1 is automatic, spontaneous and reflexive, and System 2 is conscious, voluntary and analytical. To give you an example, System 1 is active when driving on the expressway with light traffic, and System 2 is active when driving amid the downtown to find the particular spot like a parking lot.

Applying this mechanism to decision-making in investing

System 1 works like below

1. New technology on battery has been focused; this innovation can facilitate the        diffusion of Electronic Vehicle. 
2. Company A is hot as a battery-related company. 
3. I should buy the stock of Company A

System 2 works like below

1. New technology on battery has been focused; this innovation can facilitate the        diffusion of Electronic Vehicle. 
2. Company A is hot as a battery-related company. 
    →What is the proportion of battery-related sales to the total sales? 
    →Does Company A have competitive advantage?
3. I should buy the stock of Company A or I should not.

System 1 could be irrational but it invariably dictates our decision-making even when the stake is much higher than we consciously feel. Therefore, we should improve quality of our decision-making by intentionally applying System 2 whenever necessary.

In this book, distortion of our memory and our cognition has also pointed out and discussed, and it was very intriguing as our memory and cognition is what we turn to when we make a decision. To avoid its biases and distortions, we could make a diary or weigh numbers and facts over our feelings.

参考にしているブログ the most enlightening investment blog

私がもっとも参考にしている投資ブログに「SAFAL NIVESHAK」があります。(ブログは英語です)。各種のコラムがありますが、中でもLattice work of mental modelsという多面的思考(学際的メンタルモデル)に関するコラムは秀逸で、個人的には人生観が変わるくらいの影響を受けました※。
とにかく今は、銘柄選択はそこそこに、本などを読んで投資哲学に関する考察を深めたいと思います。

※Lattice work of mental modelsという考え方は、ウォーレンバフェットのパートナーであるチャーリーマンガーの提唱する思考方法であり、端的に言えば、各種の分野の知識を幅広く知り、格子状的な思考回路を構築し、応用することで、合理的な判断に活用するというものです。

余談ですが、先日、職場で株の話をしている人がおり、高値相場なので警戒したほうがいいというようなことを言っていました。周りで株をやっている人は、大体、決算書が読めないような人が多いのですが、そういった人々が警戒感を感じるということは、まだまだブル相場も余裕があるのかなと思ってしまいました。まぁ、これからどこに行くかということよりも、どの辺に今いるかということが分かれば良いのです。

By the way, in my workplace I just overheard some of my colleagues saying that flying high stock market is dangerous; they can not read financial reports and do not know the basic accounting. Overhearing their view, I just thought that the bull market could rally more than I thought. Anyway, what is important is not to know where we are going and what is important is to know where we are.

①ビジネスモデルの優位性
ガス供給量の世界シェア約11%(欧州シェア約3割)
価格競争力、供給規模から、欧州・ロシアで優位性を確保。
ガス価格変動、政治的リスクの影響を受けながらも、毎年巨額の利益を確保。
(2014年は約5000億円を掛けたブルガリアのガスパイプラインが政治的理由で建設中止し、
 減損発生したが、それでも1500億ルーブルの黒字)

純金積立をしている理由 Dollar-cost averaging gold

毎月、少額ですが、定額の金を買っています。リターンを求めている訳ではなく、精神安定剤的なものです。構造的に色々な角度からのショックの緩衝材として持っています。投資をしていると、テロ、大型地震、戦争、インフレ、国家財政破綻など、カタストロフィックな事象が思考を曇らせることがありますが、金を買うことで不安をやわらげています。毎月金を買うだけなら、マクロ分析やショートのように売買タイミングを図る必要がないので、手間がありません。今日時点で5%くらいプラスです。株に投資してたら、何倍もリターンがあったはずです。

なお、前に取り上げたガスプロムを少し深堀したので、また追記しようか、試案中です。

I have dollar-cost averaged gold every month. I don't really expect to make profits for this trade, but I am mainly doing this to provide peace for my mind. In order to shield my wealth from a potential catastrophe coming from the blind spot, I think it is reasonable to hold some amount of gold. Dollar-cost averaging gold is simple and hassle-free. Holding stocks could  have given me lots more return, but this is my manner.

インデックス投資のパラドックス The paradox of Index funds

ウォーレンバフェットもお墨付きのインデックス投資についてですがハワード・マークスが今月7日の顧客向けメモで、面白いコメントをしていました。要約するとインデックス投資への資金集中の結果、本来、合理的なインデックス投資が、非合理的になることを予想するというものです。そのプロセスは下のとおりです。

①投資家は利益を求め、アクティブに投資
②歴史的に、アクティブ投資は、インデックス投資をアウトパフォーム出来ていない
(但し、合理的な価格形成には寄与している)
③「②」の結果、マーケットをアウトパフォームしようとするアクティブ投資家が減り、
 インデックス投資に資金が集まる。
④「③」の結果、インデックス採用銘柄が過大評価される一方で、アクティブ投資の競争が薄れ、アクティブ投資の機会が生まれる。
⑤「①」に戻る。

私も昨今の風潮から、インデックスファンドの優位性を当たり前と受け止めていましたがあたり前に受けとめてしまうことほど、株式市場の持つ反射性に気づかないため、フィードバックループに巻き込まれてしまうというロジックに改めて、気づかされました。

今後も、独立的思考、二次的思考、多面的な思考を鍛えて、マーケットに対峙していきたいと思います。

Howard Marks  provided interesting comment on the index investment. To sum up, he says that too much money has gravitated toward index investment  because of its rationality and that would make index investment irrational paradoxically. The process of its cycle is below.

1. Investors want high return and invest actively 
2. Active investment could have not outperformed index investment  historically; it has contributed to making the reasonable price of equity.
3. As a result of "2." , less investors invest actively and more investors invest in index fund.
4. As a result of "3." , index fund is overvalued and there will be less competition for active investors and  there will be a lot more opportunity for the active investors to outperform index fund.  
5. goes back to "1."

I took it for granted that index investment performs better than active investment overall unless active investors have special skill set. However, I just recalled the fact that the more things are commonly good the less they are good in the end, as the market is reflexive by its nature.  

I would do the best to be an independent, elaborate, versatile thinker to survive in the market.

手堅いビジネス

時代の変化を受けるビジネスは、常に競争優位性を失う危険があります。
そのため、私は時代の変化に影響され難い業種に投資することが多いです。
例えば、信号機器大手の日本信号、NTT工事業者のシーキューブ、ガス工事業者の協和日成等がその手の会社になります。この手の会社は、独占・寡占会社から仕事を受注しますが、企業の規模・出向者受入・許認可業種である等の様々な理由から、過渡な価格競争に陥らず、安定的に利益を確保しています。経営陣は株主利益を代表している訳ではありませんが、それなりに配当を出しているため、企業価値毀損のリスクはある程度ヘッジされます。問題は、この手の会社は、割安な時(感覚的にはPER 7倍以下、配当3.5%以上くらい)以外に、特に頑張って買う理由もないことです(成長企業でないため)。
また機会があれば、この手の会社をたくさん買いたいと思っています。

The business which is susceptible to change is always in being danger of losing its competitive advantage.
Therefore, the businesses which are not susceptible to change are my favorite, e.g. Nippon Signal which is  a leading signal manufacturer, C-Cube which is  a NTT contractor and Kyowanissei which is a gas fitting contractor. These companies receive orders from monopolistic or oligopolistic enterprises. For various reasons such as its contractor's size, seconded managers and license, they will not fall into price competition and stably earn profits. Although their management does not represent shareholder's interests, reasonable dividend will mitigate the risk of the misuse of capital. The problem is that in the current market I can't find any of this kind of companies underpriced enough to buy; the ideal valuation of those stocks are PER 7 times or less and dividend 3.5% or more. I would want to buy a lot more of  this kind, if the window of opportunity gets open again in the future.

所感 テスラ Some thoughts on Tesla: New Star or Just another bubble

テスラは米国の新興企業で電気自動車メーカーです。

2016年12月末決算(1ドル=100円)は、

売上7,000億円、当期損失▲670億円
PBR約12倍で、総資産2兆2,664億円。自己資本4,750億円、
時価総額5兆9,311億円
2016年度の自動車販売台数8万台弱

同業中堅のマツダ(株)の2017年3月期で比較すると、

売上5兆2,143億円、当期利益937億円
PBR約1倍で、総資産2兆5,245億円。自己資本1兆394億円。
時価総額9,082億円
2016年度の自動車販売台数156万台弱

以上のとおり、市場はテスラをかなり高く評価しています。

(販売台数はマツダの20分の1も、時価総額は6倍)
自動車産業は、キャピタルインテンシブで、かつ競争が激しい業界です。テスラが生産する電気自動車については、ブランド戦略が成功しているということは別として、本質的な競争優勢性がいまいち理解できません。そもそもトヨタやGM等の巨人が資本力や技術力、経験値を使ってまで、勝てない競争優位性を持っているようには思えません(ちなみにトヨタはグループで年間1,000万台以上販売しています)。

理解が困難なものに期待感が膨らむ時に、バブルは発生しますが、テスラの株価はバブルの状態にあると考えています。CEOイーロン・マスクのカリスマ性への妄信、自動運転への期待、電気自動車時代の到来への期待感、等々の様々な要素が、ポジティブフィードバックループを形成していると感じています。

特に取引する訳ではありませんが、市場の変調を感じるための「坑道のカナリア」として、テスラには今後も注目していきたいと思っています。


Tesla is an American electric carmaker, founded in 2003.


2016 fiscal year's result is following.  *1 dollar = 100 yen
Sales 70 billion yen, and net loss 6.7 billion yen.
PBR 12, total asset 2,266.4 billion yen and capital 475 billion yen.
Capital valuation 5,931 billion yen.
Numbers of car production in 2016 are around 80,000.

With comparison to Tesla, I refer to Mazda.
Sales 5,213.4 billion yen, and net income 9.3 billion yen.
PBR 1, total asset 2,524.5 billion yen. Capital 1,039 billion yen.
Capital valuation 9,082  billion yen.

Tesla is valued  highly in the market: Tesla produces cars 20 times less than Mazda but valued 6 times more in capital valuations. The automaker industry is highly capital intensive and very competitive. Studying Tesla, its brand recognition seems well but its competitive advantage is unclear to me. Is there anything Tesla does that Toyota or GM can not do?

The complex things that are hard to understand causes bubble, and I believe that Tesla's stock is in the state of bubble. Trust in Tesla's CEO, Elon Musk's charisma as a leap of faith, hope for self-driving car, hope for electric cars. All those things create positive feedback loop. 

I do not trade Tesla stocks, however I will be attentive to Tesla's stock price as a canary in a coal mine to test the market sentiment.

感情と思考の分離について On mental model filters

投資をする上では、感情と思考の分離が必要と考えます。一般社会で優秀とされる方々が、株式投資で成功できないのは、この両者を混同してしまうことが原因の一つと考えます。現実というフィードバックを適度に受けながら、独立した思考を構築していくことが、投資の世界で賢く生きていくために必要と感じます(難しいですが)。

という私も感情に支配されて、数々の失敗を経験してきました。ここのところでは「レアジョブ」というオンライン英会話運営会社への投資で失敗しました。これも期待という感情と思考を混同していた要素があったと思います。現実(決算結果)のフィードバックを受け撤退を強いられました(笑)

投資心理については、自分の考えを体系的にまとめたいと思うのですが、なにぶん時間がないもので・・。

We need to separate our emotion from our thought when making a decision in investment. The reason why smart people fail in the world of investment is partly because they mix their emotion with their thought. We have to construct independent thought receiving the feedback from the reality accordingly to be a wise man in the world of investment although that is challenging.

I myself made many mistakes in the past swayed by my feelings. The loss I made in Rarejob which is online English teaching school is one of them. I got the negative feedback on its financial result, and came to my sense.

I want to list and organize the mental model filters, however I am too busy to do that... I have got to do that somewhere anyway to learn more and get better.

投資ブログの問題点について confrontational nature of investment blog

今日は投資ブログの問題点について、考えてみたいと思います。
皆さんはどんな投資ブログに魅力を感じますか?
私が気になって、つい見てしまうのは次のようなブログです。
①市場予測・株価予測が載っている
②ポジションが開示されている
③定期的に投資報告がある

ブログの書き手側からみて、短期投資の場合であれば、①~③の書き込みは投資戦略の構築・運用に役立つと思います。
ただし、中・長期投資の場合においては、①~③の書き込みは投資戦略の構築・運用を阻害する要因になると考えます。

それは次の理由からです。
①市場予測・株価予測が載っている
→市場・株価予測は本質的に困難であり、予測を図ることで、迷走し、長期的なパフォーマンスが落ちる。
②ポジションが開示されている
→ポジションを開示することで、独立した状況判断に影響が発生し、長期的にパフォーマンスが落ちる。
③定期的に投資報告がある
→定期的にパフォーマンスを報告することで、より株価や短期的なパフォーマンスに意識が向かい、結果として、株の本質的価値への意識が相対的に薄まるため、長期的にみてパフォーマンスが落ちる。

逆に優秀な投資ブロガーさんたちは、下の特徴があると思います。
①は書き込まない(そもそも興味がない)
②は載せるが、周りの意見は気にしない。見当違いがあっても、速攻、方向転換できる
③は載せるが、長期志向で、作業的に投資報告しており、一喜一憂しない。

さて私のブログですが、①は私も興味がないので、書きません。
そして、自分は、優秀ではないので、当分は②、③は書かないつもりです。
当分は、株の分析や売買基準などの投資哲学について、書いていきたいと思います。
自信が出てきたら、②、③も書くかもしれません・・・。

以上、投資ブログに対する雑感でした。

Today, I ponder on the nature of confrontational nature of investment blog.
What kind of investment blog are you interested in?
I am inclined to seeing the blog which contains a) market and stock price forecast
b) disclosing position c) report on the performance  on a regular basis.

From the perspective of blogger dealing with short-term trade writing on 'a) - c)' will help you formulate and manage your strategy.
However, if you are investors dealing with mid-term and long term trade,  writing on 'a) - c)' would often do the opposite.

The reason why writing on 'a) - c)'  hinders a strategy of mid- to long- term investors is probably following.
 a) market and stock price forecast
→Forecasting is nearly impossible work, and trying to do that would lead you to be in the fog. That would worsen your long-term performance. 
b) disclosing position
→Disclosing position would hinder you from thinking independently. That would worsen your long-term performance. 
 c) report on the performance  on a regular basis
→Reporting on the performance on a regular basis will shift your mind to the market trend and the moving stock price. As a result of that, you unconsciously focus less on the intrinsic value.  That would worsen your long-term performance.

I studied the excellent investment blogs and concludes the following facts.
The excellent bloggers do not forecast; they do not care.
The excellent bloggers write on b) , but they think independently and they can turn its course swiftly at any time something went wrong.
The excellent bloggers think in long-term, and they are immune to the ups and downs on the market. They just report.

Regarding my blog, I do not write on a); I am not interested.
I am not the excellent, so I do write on b) and c) neither for the time being.
Instead, I would write on the investment philosophy and stock analysis.
I might write on b) and c) if I could get confident enough on what I do.

ハワード・マークスの警鐘 Howard Marks warns

「投資で一番大切な20の教え」の著者であるハワード・マークスが先月27日の顧客向けメモで市場の過熱に警鐘を鳴らしています。市場予測は不可能ですので、予測の結果自体には、余り意味がないと考えますが、賢者たるハワード・マークスが市場の過熱を憂慮しているという事実は一考に値します。

下落相場が明日来るか、1年後になるか、3年後になるか分かりませんが、ハワード・マークスの言うように、注意をもって前進したいと思います。

Howard Marks, the author of 'the most important thing', warns investors of the inflated market. Although the prediction of the market is impossible and meaningless from my understanding, what the wise man said is worth listening.

I do not know when the market turns its course, but as Howard Marks says I would "move forward, but with caution". 

所感 ガスプロム Some thoughts on Gazprom

ガスプロムはロシア政府系のガス会社で、ガス供給量の世界シェアは約11%と世界最大です。

ざっくりですが。PER約3倍(2016年度実績)で、PBR約0.25倍です。
2016年12月末基準(1.85円=1ルーブル)で、総資産約31兆円。保有Cash約2.4兆円、有利子負債約5.2兆円。自己資本約20兆円。当期利益が約1.75兆円。
PBR0.25倍ですので、この会社が5兆円程度で買えることになります。
原油価格は変動していますが、ざっとここ5年くらいの決算も悪くありません。

世界の株式市場は好調ですが、ロシア株は世界の投資家から嫌われているようで、まともに値段がついていない状況です。ガスプロムは調べれば、調べるほど、「RETURN>RISK」な印象を受けます。また時間があれば、じっくり中身を見てみたいと思います。

Gazprom is half owned by Russian Government;Total share of world Gas supply 11% and the largest gas supplier. 

Roughly studied, 2016 FY; PER3, PBR0.25 and incredibly cheap.
Total asset 31 trillion yen, Holding Cash 2.4 trillion yen, Debt 4.4 trillion.
Capital 20 trillion yen. Earnings  1.75 trillion yen. This companies worth 5 trillion yen in Market Valuation.
The last five-years its sales and profits have been good, even though the crude oil price has been fluctuating.

Russian stock market is hated so much and I sense that it is not fairly valued, even though the world equity market has been inflated this much. Maybe I will get deeper into this company further some other time.

下落相場への対応 prepare for the coming sell-off

1 下落相場への命名(チャイナショック、ブレクジット等)
2 株式市場のネガティブな見通しについて、メディアが一斉に連日報道
3 ネガティブ要因の連鎖、ネガティブフィードバックループ
4 先行きの不透明性
            ↓
●下落時の対応
1 事前計画の実行(銘柄選択・買値を決め、購入予算の確保をしておく)
2 下落時に購入する際も、常に現金余力を確保し続ける
3 株の本質的価値にのみフォーカスする

    President owns 16.1%, Vice President owns 5.9%.
    Newly selected board members are also provided the stock options.
    I suppose owner-oriented mentality will moderately drive the boards member.     .
3.Balance sheet
    Capital ratio is over 50%
4. Undervalued
    Not that undervalued for the company in the  real estate industry,
    However so undervalued taking into consideration that the management is so solid
    with low leverage, and that it has such a strong moat.
